Our process

Buying a property is not the same as selling it. The process, responsibilities, and requirements are asymmetric.

While the seller’s side is usually focused on marketing the property, the buyer’s side involves a series of technical and formal decisions: value analysis, market evaluation, legal and notarial verification, tax considerations, coordination of professionals, and compliance with pre-closing requirements.

These steps are not usually part of the standard sales process, but they are essential for a purchase to be completed with legal certainty and without risks down the line.

At Buyers Uruguay, we work exclusively on that side of the process. Our role is to structure it, anticipate risks, and support every stage with commercial, technical, and legal backing.

Buying well is not just about choosing a property; it’s about correctly managing everything involved in acquiring it.

1. Initial consultation and profile definition

It all starts with a meeting, in person or virtual, to gain a deep understanding of your goals.

In this first meeting we analyze your needs, timeline, and budget, aligning expectations with market reality. This step is key to organizing the process from the start and avoiding rushed decisions later on.

2. Purchase Brief

Based on the initial consultation, we prepare a Purchase Brief: a structured document that summarizes your criteria, priorities, and requirements for the acquisition. This Brief identifies non-negotiable conditions, priorities, and preferences, and allows us to design a personalized strategy that guides an efficient search for opportunities, ruling out options that don’t fit your goals.

  • Location and surroundings: city, neighborhood, and preferred areas, as well as viable alternatives based on the urban context and the area’s outlook..
  • Property type: house, apartment, or another type, defined according to the intended use and the buyer’s goals.
  • Property features: floor area, number of bedrooms and bathrooms, living spaces, outdoor areas, and adaptation potential.
  • Intended use: permanent residence, second home, or investment.
  • Lifestyle and future needs: habits, family dynamics, and medium-term outlook.
  • Condition of the property: move-in ready, in need of renovation, or with development potential.
  • Specific and accessibility requirements: needs related to mobility, single-floor layout, presence of stairs, or other particular conditions.
  • Budget and wealth objectives: investment range and purchase method, whether with own funds or bank financing.
  • Aesthetic and architectural preferences: styles valued or ruled out.

This Brief allows us to focus the search with precision, rule out irrelevant options, and make decisions with greater clarity and consistency.

3. Active property search and access to opportunities

Using the Purchase Brief as a foundation, we carry out an active search on the buyer’s behalf.

We don’t wait for options to appear: we go out and find them.

  • Direct contact with real estate agencies
  • Owners selling without intermediaries
  • Developers and projects at launch stage, when they align with the buyer’s profile and goals
  • Professional network and off-market opportunities (outside the public market)

We only arrange visits when a property warrants moving forward based on the defined criteria.
Quality over quantity.

When the buyer is located outside Uruguay, our Attorney and Co-founder coordinates the legal backing for the transaction, including the drafting of special powers of attorney when necessary, allowing the process to move forward with legal certainty without the need for physical presence in the country.

As agreed with the client and within the scope of the power granted, our Attorney may act on their behalf for the signing of the reservation agreement, the payment of the deposit, the signing of the purchase and sale agreement, and, when applicable, the final deed.

The final deed is executed before a notary public, and our Attorney may appear on the buyer’s behalf when authorized to do so under the power granted, ensuring full compliance with every legal stage of the process.

4. Selection, visits, and property evaluation

Before scheduling visits, we conduct a rigorous pre-selection based on the Purchase Brief and prior analysis of each opportunity.

We accompany every in-person visit, providing judgment and guidance throughout the property evaluation.

When the buyer cannot attend — particularly for opportunities with tight timelines or properties still in pre-launch stage — we conduct the visit on their behalf, through video walkthroughs or virtual visits.

For buyers who are abroad or in another city in Uruguay, virtual visits allow for a first-round evaluation before arranging an in-person inspection trip, saving time and improving decisions.

5. Negotiation and Agreement on Terms

Once the ideal property has been selected, we begin the negotiation stage on the buyer’s behalf, with the goal of securing the best possible terms.

Based on our prior market analysis, we put together a solid offer. We negotiate not only the final price, but also payment terms, delivery timelines, and what is included with the property.

Negotiation is not limited to price: it also covers payment terms, delivery timelines, and items included in the transaction.

An offer grounded in real value

We don’t bid blindly. Every offer is backed by market analysis and real comparables, with the goal of reaching the right purchase price — not the listed price.

6. Due Diligence

Due diligence is the legal and technical review we carry out during the stage prior to any final purchase commitment.

It works as a security filter, aimed at detecting risks, contingencies, and issues that could affect the transaction and the buyer’s assets, allowing informed decisions before moving forward.

Our Attorney and Co-founder acts exclusively on the buyer’s behalf, providing comprehensive legal guidance throughout the entire acquisition process. She also serves as the client’s legal point of contact, coordinating with the notaries involved and other professionals.

Legal due diligence is a core part of our service and is included in our fees, at no additional cost to the buyer.

7. Support and coordination through to closing

From this point on, we support and coordinate the transaction through to completion, ensuring each stage is carried out as agreed and without deviations that could harm the buyer.

The process concludes when the transaction closes correctly, with every step fulfilled.
