What a foreign buyer needs
Whether it is a second home, the beginning of a new life in Uruguay or a property investment, every search starts with a different motivation. Understanding it is the first step towards finding the right property.
Search brief
Every client has unique requirements. We work with you to define a clear search brief, taking into account your priorities, intended use, non-negotiables and the purpose of the purchase.
We also advise you on the areas and micro-locations that may best suit your search.
As the search progresses, the brief can be adjusted as we learn more about the available options, priorities change or the search becomes more specific.
The first conversation can take place in person, for example over coffee or wherever is most convenient for you if you are already in Uruguay. If you are abroad, we can meet by video call using your preferred platform and continue the conversation by WhatsApp or email to complete and refine the brief.
From this first stage, we can also guide you through the buying process in Uruguay and identify any legal, tax or residency matters that should be considered from the outset. Buyers Uruguay provides in-house legal support on these matters.
Local representation
We represent only one side of every property transaction: the buyer.
No commission from the seller. No incentive tied to a particular property. No dual representation. No conflict of interest.
If you are outside Uruguay, we act on your behalf, assess each option for you and negotiate exclusively in your interests.

Access beyond listed properties
We specialise in sourcing off-market opportunities and properties before they are publicly listed. To complete the search, we work with real estate agencies, developers and private owners, without limiting the search to any particular network.
Arriving with the groundwork already done
Researching and viewing properties in advance on behalf of the buyer can save considerable time and effort, avoiding visits to options that clearly do not justify moving forward.
On each visit, we assess the property’s strengths and weaknesses, inspect the surroundings and look at aspects that a listing cannot show. If you are abroad, we can walk through the property with you by video call and share our own material.
The objective is that, when you arrive in Uruguay, you can focus your time on a selection of properties that have already been visited and analysed.
When you are in Uruguay, we accompany you on every viewing. You do not have to rely solely on information provided by whoever represents the seller: we are there to analyse each property with you, point out its positive and negative aspects and help you make a decision from an independent perspective.
Negotiation
Together with you, we identify the property that best matches your search and assess its value based on comparable sales, completed transactions in the area, location, condition and market context.
With that information, we agree the offer strategy with you. Once agreed, we negotiate directly with the real estate agency representing the seller or with the owner, depending on how the opportunity was sourced.
If we believe it does not make sense to proceed, we tell you clearly and continue the search.
Legal advice from our in-house lawyer
As part of Buyers Uruguay’s services, our clients have access to legal advice throughout the entire process.
For someone buying property in Uruguay from abroad, this also means understanding the country’s legal and tax framework before taking on any commitments. Our lawyer helps organise the documentation, the payment structure and any legal or tax matters that may affect the transaction.
When moving forward with a property, she is involved in drafting or reviewing deposit or reservation agreements and other preliminary documents, ensuring that they reflect what was negotiated and protect the buyer’s position.
She also coordinates with the chosen escribano (the Uruguayan notary), banks and any other professionals involved in the transaction.
Support through to the deed signing
Our work continues throughout the deed-signing stage. We remain alongside the buyer and the chosen escribano, follow the transaction through and are present at the signing until the purchase is completed.
If the buyer is abroad, we also coordinate what is required for the purchase to proceed through representation, where appropriate.
Privacy and discretion
We handle every search with strict confidentiality and discretion. When requested by the client, we protect their identity from the market and the seller’s side during the search and negotiation, disclosing it only when necessary to formally progress the transaction.
We also protect sensitive information regarding the client’s motivations, timing and negotiating position.
